Construction Report: July, 2001

I am glad to report that our framing crews are maintaining a brisk momentum on site and are now up to the third floor of Building #VII, which consists of eleven lofts. They have also completed framing the Sales Office and Model lofts, including the roof, so we’ve already started installing the windows, scaffolding the building, and applying the exterior lath to prepare for the stucco plastering. Inside, the mechanical, electrical and plumbing rough-ins, as well as the fire protection systems, are progressed far enough along to allow the sheetrock installation crews to get started. We’ll then start to see a glimpse of the finished interior product once we’re completely “rocked” inside!

Despite the favorable progress above ground, we’ve been working hard to maintain our electrical, cable and gas progress underground.  Due to scheduling conflicts with PG&E, we’ve lost about 2 weeks traction in getting our joint trench complete. This means we won’t be completely out of the ground until mid-July. As a consequence, our superintendent has re-sequenced the pouring of the remaining foundation pads to occur after completion of the joint trench, which means we’ll have all but the last pad poured by the end of July. This delay also sets back our tie in with telephone cables on our site that service neighboring properties. All in all, it looks like we’ll be ahead of these delays by the end of the month. 

We're still on track for our Sales Office and Models to be open in August with a Grand Opening in the month of September.  In the meantime, we're keeping a close eye on the two transplanted valley oaks to ensure that they survive the trauma of being moved:  right now we're feeding them daily baths of vitamin B12 so that they are as strong and healthy as possible.

Completion of Building VIII MEP rough-ins
Start Building Building  VII MEP rough-ins
Complete sheetrock installation in the Sales Office and Model Lofts
Complete window installations in Building VIII
Start laying road base, curb and gutters
