Construction Report: November, 2001

October came and went quicker than a flash! With the good weather, we’ve been able to maintain our construction pace throughout the building construction trades, with only PG&E hampering our overall site progress. Even though they are now, finally, complete on-site, we are unable to commence the grading and construction of the new Iron Horse Lane until they have completed the trenching for our neighbors telephone cables located in Wayside Plaza. We had expected them to start this work on Monday, November 5th, but as the week draws to a close, they have still yet to start. Nonetheless, we are anticipating on pressing forward as much as we can so that we will be able to start the road on Monday, November 12th. And with weather permitting over the next three working weeks, we should have the grading, sidewalks, curb and gutters, driveway aprons and base rock aggregates and asphalt in place by early December. As soon as this is done and the inspectors sign off, we can then seek the Temporary Certificate of Occupancy (T.C.O.) for Building #7, and close our first escrows, somewhere around mid-December.
In the meantime, construction is moving forward on the rest of the site. All but the last building is now in framing, which means all but one foundation has been poured. Four buildings have their roofs on, and all but two buildings have their mechanical, electrical and plumbing rough-ins commenced and/or completed. More than half of Building #7 has been painted inside, with finish cabinetry and MEP trim-out installation in progress, and exterior stucco painting is about to start. Lofts By Design has also commenced the first installations of buyer’s custom upgrade finishes.
The
rest of the construction site is moving forward on schedule.
While we’re accelerating critical path items for our
upcoming Pre-Opening Event for registered clients on
Saturday, September 8th, construction on the
remaining seven buildings is on target with our anticipated
schedule dates. We have only two building pad foundations to
be poured, and framing is about to start on the sixth
building.
