Construction Report: October, 2001

The month of September will be one we will all sadly remember. The tragedy of the 11th had us all in a state of shock and mourning for days - and now weeks. Our team of contractors who are building Iron Horse Lofts were affected like all of us, with some of them being volunteer firefighters themselves. I would like to take this opportunity to thank all of them for their strength and determination to keep us rolling forward in the aftermath of this tragedy. I’d also like to share with you some photos of our “Thank You” barbeque held on-site last Friday, in honor of Cannon Construction and their team of sub-contractors.

With their cohesive efforts, we have made strong progress getting the buildings up in the air in the last four weeks: six of the eight buildings are now either finished framing or in the process of completion. Electrical, plumbing and mechanical rough-ins are also following quickly behind, with the roofing already complete on building #7. We’re working on having building #7 ready for homeowner occupations in November, and Buildings #3 and #4 in December – exact dates will be released though the Marketing and Sales Team.

The only remaining “loose canon” is PG&E: they are scheduled to return to the site on October 1st to complete the joint trench – as long as they do and they finish within the three weeks that they have requested we should be on target to continue grading for the new Iron Horse Lane – a critical path element to obtain the T.C.O (Temporary Certificate of Occupancy) for the buildings. Once PG&E is complete, control of site construction is back in the hands of Cannon – which means we’ll be able to control schedule dates with far more certainty!

Complete Sanitary/sewer lift station mechanics
Complete sidewalk curb and gutter on Las Juntas Way
Complete PG&E joint trench
Start permanent telecom extension trench for neighboring complex
Start grading for Iron Horse Lane construction
Complete MEP rough-ins in building III, IV, V and VI
