Construction Report: December, 2001

First of all, we hope you all had a great Thanksgiving and were able to celebrate the good things in life with your families, friends and loved ones. Our construction stopped for the four-day holiday, but are all back on site now working through the rains! 

The main news to share, as you can see by the adjacent photographs, is we have finally started the construction of the new Iron Horse Lane!! It seems like we’ve been waiting ages for this. So far the crews have graded the land from Building 8 round the corner to Buildings 3 and 5. With the downpour on November 28th we had to hurry and get the excavated road covered before the rains soaked us in, and sadly, the site looked like a muddy rodeo the next morning, requiring us to haul out more than 1,000 cubic yards of wet soil and replace it with imported base rock aggregate. Dry, imported base rock aggregate I should say. The curb and gutter installation will be starting the first week in December, allowing us to lay the sub-base and base-asphalt layers, ensuring that the Fire Department has suitable emergency access to issue the T.C.O. for the common area lot.

As soon as the base assembly of the entire road is complete, anticipated to be December 12th, we can start trenching for the last building foundations and get that puppy airborne. That’s due to sever space restrictions on-site – we’ll use the road to store building materials while we get Building 1 out of the ground. In the meantime, construction is moving forward on the rest of the site. Five buildings now have their roofs on, and all but two buildings have their mechanical, electrical and plumbing rough-ins commenced and/or completed.

The exterior of Building 7 is also now painted – and for the first time we’ve been able to see the new tan color of the lofts that have the pitch roof (the saw-tooth lofts are painted white) and have received many positive comments and feedback from you all. 

We are also experiencing drastically reduced construction staging space on site, and I know there’s been a lot of construction activity in and around the site, with vehicles parked all over the place. Please be assured that we have instructed our contractors not to park in illegal spaces or to jeopardize the local communities accessibility around our site. I am currently investigating the feasibility of obtaining permission to use off-site parking for our construction vehicles so that we can alleviate this problem.

Complete Building VII on December 7th
Pour foundations for Building I
Complete framing Building II, V, and VI
Start roofing on Building II
Complete MEP rough-ins in Buildings III, IV, V, and VI
Complete sanitary/sewer lift station monitoring
Complete new road grading and construction
 Progress permanent telecom extension trench for neighboring complex
