Construction Report: June, 2001

With temperatures starting to hit the early summer 100-degree mark day after day, we’re building up quite a sweat as we motor through the construction schedule with our focus set squarely on the completion of the Sales Office and Model lofts. As you’ve probably seen from Las Juntas Way, our first loft building is already framed all the way up to the roof trusses and – WOW! – talk about GREAT spaces! I’ve walked each floor, from the garages through to the living and working spaces, right up to the bedrooms and bathrooms, and can now really appreciate just how dramatic the spaces are going to be! My inside scoop - the 11’0 high living spaces are just incredible! 

Back down underground, those utilities that we had hoped to complete by the end of May were unfortunately delayed as our construction teams worked through some unforeseen logistics. Nonetheless, our Construction Superintendent successfully resolved the issues and re-scheduled the field teams to start their “joint trench”, which is now nearly half way through the site. At the same time, of course, we had some unexpected co-ordination issues with another utility’s temporary cables that span our property. Fortunately, all parties are working together in a speedy manner so we hope to progress forward without delay. I can also report that our two little oak trees that we agreed to preserve were successfully relocated to their new site locations. 

Also above ground, the mechanical, electrical and plumbing (MEP) ‘rough-ins’ have started in our Sales Office and Model lofts, and the pouring of foundations are keeping track of schedule with Buildings III, IV, VI and VII now complete, and the foundation trenches for Buildings V and II also now ready for the concrete. This means framing Building VII is just about to start, which is the biggest of the eight buildings with eleven of the townhouse lofts. This will be quite a dramatic change to the site as the massing of the buildings starts to take shape – I’ll have my work cut out for me no doubt!

Complete the joint trench
Pour foundations for the remainder of the buildings
Start framing Building VII and then on to Building III and IV
Completion of MEP rough-ins
Start drywall installation in the Sales Office and Model lofts
